1. All tenants over the age of 18 must fill out an application. Application is $15.00/adult.

2. Tenants must make a combined income of 3x the rent.

3. Self employed tenants must provide income documentation such as tax returns.

4. Tenants must have verifiable rental history and employment history.

5. Security deposits are $400 and are refundable upon lease expiration.

6. Security deposits, application fees, and first months rent must be paid in real funds such as cashiers check or money order.

7. NO POST DATED CHECKS ARE ACCEPTED.

8. Rental property will be taken off the market once a security deposit is placed on it in real funds- NO EXCEPTIONS.

9. All rents must be mailed to the office.

10. Late fees apply on the 5th of every month.
